      WHERE DID THE MONEY GO & WILL IT BE RECOVERED?

Residents need someone to subpoena Nat'l Grid for years: 2016, 2017, 2018, 2019 & 2020. The 2021 gas payments below are just the tip of the iceberg.

                $50,841 For One Month of Gas

The pool and clubhouse are heated with gas, yet the board failed to investigate the high gas payments that were automatically deducted from the Estates II bank account for six years. They also ignored three service cancellation orders. Whose account was canceled three times?

Upon discovering these discrepancies, emails were sent to the board of managers inquiring about the situation, but there was no response. When asked, Mike Friedlander had no comment.

For reference, the gas expenses for the 12-month period from 2021 to 2022 amounted to $35,240, while the actual cost should be less than $4,000.

Why doesn't the board insist TCM pay the gas bills on time? Since going off auto deduct, Estates ll pays Nat'l Grid late every month and incurs a late charge every month. 


 


 


National Grid states that the gas bills are sent directly to Estates II for review. This means that while the usual low bills were received at the clubhouse, the significant auto-deduct payments were overlooked by the board between 2017 and 2021/22. 

Efforts were made to obtain activity statements from 2016 - 2020, but despite repeated assurances from National Grid that they would be provided, they ultimately stated that the documents could not be located. They informed us that we would need to issue a subpoena to retrieve them.

According to National Grid, the average monthly gas usage for Estates ll is $300. Dec. Jan Feb. and March the bill is approximalty $500 per month then the bill goes down to less than $100 per month for the warmer months.  
 

The gas activity statements for 2021-2022 show inconsistent charges to the Estates II auto deduct account. After switching off auto deduct in 2023, the bills significantly decreased, but Estates II now pays late each month. Moreover, it is believed the money lost through auto deductions has not been recovered. Efforts were made to inquire with the board about these anomalies, but unfortunately, they were met with silence.

National Grid stated Estates ll service account was canceled 3 times but they can't explain what these cancelations are because Estates ll never went without gas in 2021 & 2022.

According to National Grid, the 12-month average for Estates II from 2020 to 2021 is $3,488. This amount should be what Estates ll spends the entire year -not the monthly average.

Why do you think the charges go up in 2017-2021 and dropped down in 2022 and 2023? The boards states inflation made everything go up. How is Gas & Electric lower in 2023 than 2016. These numbers do not reflect the boards reasoning behind higher prices.

In the PDF titled "Expenses," the Residents Club has created a chart highlighting notable expense issues. It appears that in some years, the board deliberately omitted certain line items, suggesting that other expenses may also be hidden. For instance, while the line item for roofs is mentioned in the monthly newsletter, there is no corresponding category for the years 2020, 2021, 2022, and 2023.
