Hiding a $103,000 roof expense as Ground Supplies
The performance, in the email below, by Rick Saccullo and management is extremely alarming. Does the president of the board expect residents to believe that the CPA independently changed the expense category from Roof Repairs to Ground Supplies without informing the board, while no one on the board notice the missing line item for Roof Repairs until a resident pointed it out? side note the line item for gutters and leaders has disappeared as well.
WHY THEY CLOSED OFF THE BOARD MEETINGS
The line items in the year-end financial statements must accurately reflect the work completed in the previous year, ensuring that all readers have a clear understanding of what was repaired or purchased. Labeling roof repairs as "ground supplies" is misleading. By inaccurately categorizing roofing expenses, the board and management create a false narrative. The board can't discuss creating a false narrative during an open board meeting. The monthly newsletter's expense graph labels roof repairs accurately as "Roof Repairs." However, in the year-end financial report, they are referred to as "Ground Supplies."
Management and the board consistantly stage a performance regarding finances and accounting. As an example below, Rick Saccullo reassured a resident in 2022 about an accounting issue, claiming that the management company had addressed the error with the accountant. However, these errors remain unresolved today. The roofing category continues to be inaccurately labeled as "ground supplies" in the 2023 financials. Making matters worse this mislabeling of the roof repairs began in 2020 with Alan Rothenbers as treasurer. This issue was never resolved just like many other accounting issues taking place at Estates ll.
Hiding a $103,000 roof expense for 2022 as Ground Supplies suggests that the board and management are misclassifying capital expenses as regular operating expenses to justify a permanent increase in maintenance fees. They cite factors like inflation and rising minimum wages as reasons for these ongoing fee hikes. However, this approach differs significantly from a one-time assessment.
By framing roofing expenses inaccurately, the board and management are creating a false narrative. It’s a false flag misleading residents into believing Estates ll financial situation is worse than it actually is so they can drive up the maintenance.

This email is to inform you that I have spoken with our accountant Rich Piccola and he has confirmed that the category on the financials called “ground supplies” is all work pertaining to the roof.
He has advised me that it was miss categorized and as of next year it will be changed to “roofing”.
