A few examples of Rick Saccullo's Accomplishments:
1. He compelled a family to take legal action against Estates II to recover expenses incurred due to a car damaged by a malfunctioning security gate, displaying unfriendly and unhelpful behavior throughout the process.
2. He referred to Jewish residents using the derogatory term "Gestapo agents."
3. He required residents to travel to Bellmore to access condo records, showing a disregard for their convenience.
4. He denied residents their rights to access board meeting minutes, which undermines transparency and accountability.
5. He has demeaned and dismissed the concerns expressed by individuals on the Residents Club website, failing to acknowledge their perspectives.
6. He condoned fellow board member Ely Zaken's consistent use of profanity and intimidation towards residents, which contributes to a hostile environment.
After serving as Estates II president for the past four years we take a look back and celebrate Rick Saccullo’s presidency and all his accomplishments...
Qualities of good leadership include: Open Communication, Integrity, Self-Awareness, Vision, Adaptability, Motivation, and Respect. Good leaders can make a real difference in the environment of the people they serve and can help create a positive environment helping people to enjoy their daily lives.
As we are about to welcome a Board of Managers with new faces it would be wrong if we forget about Rick, his management style and the position in which he hands off Estates II to the 2025 Board of Managers.

Analysis & Report Card
Project Management: Grade D-
Rick has started several projects for the betterment of the community but has failed to complete them. Rick has failed to properly plan, budget and follow thru on betterment projects leaving residents and the community in no better or even worse positions.
Three years ago, Rick embarked on the illuminated address light project to protect residents with expeditious response by first responders in the post-dusk hours. Leaving the board after six years of service and launching the project 3+ years ago, the project is nowhere near completed. The hodge-podge, unorganized installation process has left half the homes with the new address lights and half the homes in the dark. Clearly half the residents remain unprotected while at the same time the aesthetic uniformity of the homes has been compromised. While Rick’s concern for resident’s safety was noble, his failure to complete the project in an astonishing three-year plus period shows his inability to oversee and complete even the simplest of projects.
The clubhouse redecorating renovation is just another one of Rick’s projects that he started but failed to complete. Coming up on 10 months of construction the upper-level redecoration project is 60% over budget and 6 months behind. Poor planning, oversight, budgeting, and reckless spending has led to an assessment to the residents to complete this astonishing $460,000+ project and leaving the community without a clubhouse for what seems like a year. Time will tell how long residents have lost this valued amenity while at the same time the community has been left without an on-site manager.
During his presidency Rick failed to get the security gates working on any consistent basis causing residents and guests needless frustration and inconvenience. With dozens of gated communities on the North Shore, it seems like the Estates II guard gates are the only ones that are permanently in a state of disrepair.
Instead of letting the success of his projects speak for themselves, Rick often blamed others such as the Village of North Hills and fellow residents for his project failures and always conjured up a myriad of poor excuses.
Communication: Grade F
Rick refused to speak to residents directly and has had the TCM manager and its attorney communicate as intermediaries to speak with residents. Rick has failed to include residents in board meetings and refused to make board minutes available for residents. The Estates II Monthly Newsletter is made up of useless information for residents and lacks depth. The financial information provided in the newsletter provides the community with meaningless numbers as the increase in dues and assessments came as big surprises to the residents. Rick has used his official position and communication forums to defame and embarrass residents often using poor choices of words, awkward jokes and snide comments. His malicious nature and poor communication skills has left Estates II residents in the dark and has also led to the disharmonious environment he has created in the community.
Grounds Maintenance and Beautification: D-
During Rick Saccullo’s tenure as president Estates II has seen a major deterioration in the appearance and maintenance of the neighborhood. Canvassing the streets one can easily see the majority of homes that are in dire need of brick and siding power washing, deck painting, and street sign posts that have not been painted in years, homes with crumbling masonry and brickwork, cracked asphalt driveways and collapsing street drains protected by orange safety cones- just to name a few infrastructure items in disrepair. Despite repeated requests from residents, Rick has refused to remove the unsightly, unused shipping container marking the entrance to our community, clubhouse and tennis courts. This eyesore serves no purpose, does not have a C/O and is not part of the buildings depicted in the Estates II offering plan. Again, no other North Shore gated community has such a monstrosity or a president who does not see the need to remove it. Rick’s failure to have this structure removed is further indicative of his resistance to accept suggestions even for the benefit of the community. One area that falls short of any criticism is Eagles Crescent-the street where Rick Saccullo and his longtime friend, Buildings & Grounds Chairman Ely Zaken live. This street and its homes always seem to get extra attention as many residents noticed the disproportionate amount of Spring plantings the Eagles Crescent area receives.
Fiscal Responsibility: Grade F
Rick’s reckless spending and poor planning has depleted all of Estates II reserves, essentially leaving the condo broke. Estates II now survives on a month-to-month basis on the monthly condo dues. Any significant future expenditure will require an assessment to residents. The upper-level redecoration project for the Clubhouse (now $463,000+) required the recent assessment to residents to complete. The lower level of the clubhouse renovation will not be possible without another major assessment to residents as Rick has failed to properly budget our reserves, manage cash, and control costs. Rick and his treasurer, Michael Friedlander have often ridiculously blamed rises in minimum wages as the reason Estates II finds itself in such dire straits. Rick turned a blind eye to a competitive bid from a security company that would have saved the condo $100,000 over 2 years; the TCM preferred vendor was kept in place. Rick failed to consider hiring an Estates II manager to replace TCM who have a stranglehold on the community, its records, its vendors, its checkbooks and the board itself. Rick’s board defiantly refused to pay a resident for damage to the resident’s vehicle caused by the faulty guard gates. The resident had no other option but to sue his own condo in Supreme Court. This action is on-going and will likely result in the condo not only paying for the repair but will also be liable for punitive damages and legal defense costs. Rick’s personal vendetta in this case has stood in the way of rational decisions for the long-term benefit of the entire community.
Integrity & Accountability: Grade F
Rick over saw a fraudulent election with the use of an out dated voter log. Rick has kept the community in the dark when it comes to board meetings, minutes, financial information, vendor bidding, awarding of contracts, etc. Rick has failed to act with any transparency, hiding the boards incompetence, the financial records, lawsuits, and the significant issues facing the community. Rick has long shielded rogue board members and their terrible deeds that include cursing at residents, setting booby traps of thorns for fellow residents and failure to dissuade a fellow board member for illegally installing electrical lines in condo units. Not only has he hid essentially everything from residents, he has often played “favorites” with his fellow board members and friends. He knowingly violated the bylaws of Estates II and selectively enforced bylaws and rules against residents at which he was at odds with. Rick has never admitted fault for any of his failings and has often lied to the community.
Summary:
Rick Saccullo has lived in the Estates II for 8 years and has served on the Board of Managers for the past six years. After serving as president for the past 4 years, Rick is leaving the community in poor financial shape and our homes and facilities in disrepair. His leadership style has led to a terribly divided community with neighbors hating each other and a board that serves itself rather than the residents. Rick's time on the board and his presidency have been transformative for the community that will unfortunately affect Estates II for years to come. Rick Saccullo's leadership has overwhelmingly changed the community more than any other person or group in its history and he therefore clearly deserves to be Person of the Year.

A Call to Action for Fairness and Accountability
As we continue to navigate the challenges of living in Estates ll under this board of managers, it has become increasingly apparent that the leadership of our Board has lost sight of its core responsibilities. Specifically, the actions of President Rick Saccullo have raised serious concerns about fairness, accountability, decency and the application of our community's bylaws. It seems almost every day we learn of another deception and abuse of power Saccullo has committed as President of Estates ll. (Capital Reserve Fee)
For months the President of Estates II, Rick Saccullo has led the charge harassing residents over where cars are parked in our community. One resident has received several threatening emails and even had warnings posted on his windshield, even though his car was legally parked in a marked parking spot.
After thoroughly investigating the matter, it became apparent that Rick Saccullo was trying to "reserve" the spot in question for a fellow board member and cul-de-sac neighbor, Ely Zaken, with his threats and intimidation.
Saccullo was so determined to help Zaken he called the police and the Village of North Hills in an attempt to get them to remove the residents car. Saccullo waisted police resources all so Ely Zaken can get what he wants-his own private parking spot! The police and the Village refused Saccullo's demands. It's astounding to the Residents Club that Rick Saccullo, our board president, would try to have a fellow resident's car towed.
“Coincidently”, as soon as the intimidated resident removed the car from the spot, Rick’s fellow board member, Ely Zakin has been parking his car in the very same spot every single day.
Adding to the Board's hypocrisy and playing unfairly, just last Memorial Day weekend, the Board President, Rick Saccullo had his (or his guest) park in the street overnight. Estates II By-laws specifically state that there is no street parking from 2:00am-7:00am with no exceptions. Rick Saccullo knows this fact as this was one of the warnings he had issued to the innocent resident parking in a legal, marked parking spot.
The photos below show the black Chevy SUV (Rick/guest) that was ILLEGALLY parked overnight directly in front of Mr. Saccullo's house on Eagles Crescent. The same vehicle was observed in Rick Saccullo's driveway later in the afternoon. What makes the matter even more astonishing is that the President has one of the largest driveways in Estates II capable of parking at least 5-6 cars, yet on the night of the illegal parking incident, the President only had one car in his driveway, a white Audi sedan.
Having our Board led by such an arrogant person has led to the "Wild West" atmosphere in Estates II; where anything goes; where board members have lost their ability to respect residents; where board members hold themselves above the residents they are supposed to serve; where board members do not have to follow the bylaws, rules and decorum; and where board members are unfairly enriched by their positions on the board.

Dear Estates II Residents, Even the opening is a lie. Saccullo does not send every Estates ll resident condo correspondence. Saccullo picks and chooses who will receive what.
I wanted to update you on a few important matters:
We had an unfortunate incident this weekend where a resident was walking their dog in Estates II. Two residents from Estates I were also walking (no dog) in Estates II, and felt the dog was threatening them. The Estates I residents proceeded to record and photograph the dog and the walker (our resident). Our resident was very upset and immediately returned home with the dog. The resident got in her car and approached the couple from Estates I on why they were recording her and her dog. Apparently, the couple from Estates I then made derogatory and inappropriate comments to her about the dog. Understatement of the year! RICK SACCULLO'S friends said they were going to SHOOT THE DOG. Our resident immediately returned home, and with the assistance of board member Dennis Sgambati, the police were called to our resident’s home to review the incident. I personally was there and was able to provide the officers with the identity of the Estates I residents. A police report was duly filed. I have been in communication with the president of Estates I, who has been very cooperative, and we have asked that the Estates I residents in question no longer be permitted to walk in Estates II.
Saccullo inserted himself into a private matter. No one wanted him there with his super man ego I'M THE PRESIDENT nonsense. Saccullo failed to mention he tried to prevent the Estates ll residents from filing a police report because he said the offending couple from Estates l were "good people." Just a fluff piece to try and fool residents into thinking the board is transparent. Ask to see a vendor contract or read the minutes and residents will see how transparent the board is. Where is the update on the fence.
Since we are discussing recording and photographing residents let me also add the following:

On a separate note, we are in receipt of your email regarding your allegations against Mr. Zaken. We are unaware of any law that prohibits taking photographs or videos of someone while on public property, where there is no expectation of privacy.
THE BOARD ONLY CARES ABOUT BOARD MEMBERS
Within our own community we have a group of SELF-APPOINTED GESTAPOS AGENTS who slink through the community attempting to document what they perceive as questionable activity of board members. Bring the books and records back from Bellmore so residents can question your activities. This is the same group that started a rogue website to attack our property manager stop hiding behind Daniella and selective board members (me being one). Their objective is for the entire board to resign so the community can get back to the good old days (more about that later). The group that has never identified themselves (but desperately wants your personal data. Board Propaganda ) The board desperately wants to hide information from the residents are the Deutsch family (145), Michael Temkin (137) and the Bruck family (302). WRONG
Abhorrent Anti-Semitism reveals Saccullo's true self, which is addressed in the pages section of web site under EMAILS. A scare tactic and subliminal threat by Saccullo when he included residents addresses in the paragraph above. Is Saccullo hoping residents approach these families at their homes? This invokes imagery of Nazi Germany. Truly diabolical.
Same old scare tactics. Projection at its finest. The board is the definition of rogue. Residents Club was founded to try and fill the gap of information created when the board locked residents out of board meetings, stopped allowing residents to read the board minutes and moved the books and records to Bellmore. Saccullo is constantly reading the Residents Club and his data is just fine. Maybe if the board finally created a website they would learn a few things about data.
This past weekend one of our board members was walking her grandchildren to the pool. Her pregnant daughter was startled on Duck Pond by a passing car that almost hit her taking photos of the family and the children. Provable lie. The photographer in question was Mr. Temkin attempting to document that perhaps one child too many was being admitted to the pool. Temkin proudly sent me the photos. As President of the condo,You should chose your words carefully I was shocked that any resident would be stalked, and photos taken of their family. As a resident of Estates II found it personally appalling. (See photos taken by Temkin attached)
It is appalling to leave Temkin and other select residents off of the Estates ll mailing list. It is appalling to mock a resident who has serious concerns about the place he calls home and looks to the president of the Condo for clarity and assistance in explaining the bylaws & rules. Also appalling to take a resident's private correspondence with the President of Estates ll and post pictures that were for the president only as a reference point. It's a terrible way to treat a resident who reached out to the president for clarity. Just as appalling, is a president who never takes accountability for the board of managers many transgressions. Ely Zaken (119) called a resident a "piece of shit" then spewed "now you are my enemy" and Saccullo (127) thought nothing of it.
It is APPALLING to lie to Estates ll residents.
Rick Saccullo's June 5, 2024 ,Manhasset Crest email did not "go into the weeds.", as he so stated. Saccullo had no intention of updating the community until the Residents Club forced him to do so.
"Sorry this email went into the weeds This is a difficult and mercurial issue with the easement, but hopefully the final resolution will have a positive impact on Estates II."

I also have been secretly photographed by this self-appointed Gestapo group.
I have a thick skin and reading their fabrications, distortions and outright lies is somewhat amusing to me. What wasn’t amusing to me was several weeks back going to pick up my daily newspaper in my driveway at 6:50am and seeing Ken Deutsch (perhaps the lead Gestapo agent) at my driveway. When I came out, he stared at me and then drove his car away scurrying like a feral cat up the street.
Just a few of Deutsch’s published lies about me:
- wrote that the clubhouse contractor was working at my home - total fabrication.
- wrote that I have new trees planted in my back yard - total fabrication.


- wrote that I have a new retaining wall in my backyard - total fabrication
Brand new retaining wall built to hold Saccullo's brand new privacy trees on common property. Who put them in? Who paid for them?
All lies - I could go on for a long time, but most savvy residents get the picture.
Deutsch and his wife have written many times about wishing for “the good old days in EstatesII.” When my wife and I moved here in 2016, shortly thereafter our mailbox was stuffed with fliers from the Deutsch family about “the corrupt board of 2014”, and the dishonesty of current management (sound familiar).
Recently reading board minutes from May 2017, board President at the time Dennis Sgambati and the entire board were in constant battles with Deutsch and Co. According to the minutes Deutsch claimed the board minutes were altered and inaccurate. In one incidence Deutsch refused to leave the clubhouse at the request of President Sgambati. Dennis instructed the property manager to call the police to escort Ken out of the clubhouse. And those were the good old days!
Why doesn't Rick Seccullo send minutes to the residents? Why keep them a secret? Height of hypocrisy to quote minutes Saccullo refuses to send to the residents.
The Bruck family (helped launch the rogue website) had illegally parked a vehicle on Eagles Crescent for two months.
Saccullo spends a lot of time on this "rogue website." Better watch your data!
Saccullo is clearly on a power trip because he now gets to decide when a resident may use a resident parking spot. All legal parking spots are available to all Estates ll residents. Saccullo just pulled that statement out of thin air and it is a lie. all of Saccullo's attempts to have a residents car towed failed because the resident was legally parked.

The Bruck’s live on Aerie Ct. it was initially done as a prank to upset a resident FALSE on the street who the Bruck’s have had issues with for over a decade.
Bruck has never spoken a word to Ely Zaken in the 20 years he has lived in Estates ll. Bruck never had a decades long issue with Zaken. Just recently before Zaken resigned Zaken cursed Bruck more than once, in front of someone walking their dog, then threatened him " now you are my enemy".

They were asked on multiple occasions both verbally and in writing to please move the car(s) since it was an inconvenience to the ELY ZAKEN residents of Eagles Crescent. Eagles Crescent has 3 visitor spaces. Aerie Ct where the Brucks reside has 21. In one of the great statements of hutzpah or plain ignorance Bruck asked “why are we harassing him”.
Saccullo (127 Eagles Crescent) called the police & went to the village in many failed attempts to have the car removed from Ely Zaken's (119 Eagles Crescent) favorite parking spot. All while sending numerous threatening emails to Bruck and his family. Saccullo did in fact harass & defame the Bruck family over a parking spot. There was no inconvenience to any resident. Residents on eagles cres have plenty of parking for an over night guest including their own driveways. One resident using one parking spot inconvenienced no one and Saccullo knows that. Just another lie.
The car was recently moved (probably needed an inspection sticker.) Doing his diligent work as a self-appointed Gestapo agent, on Memorial Day weekend Bruck drove around my own home on Eagles Crescent in the middle of the night on multiple occasions to spot a car outside my driveway. My daughter who lives in Westchester and was visiting, inadvertently left her car on the street and it was moved early in the morning onto my driveway. If you have 4+year old twins you can get a one-day pass for forgetfulness. You don't say The self-appointed Gestapo agent Bruck took pictures of my daughter’s car and immediately reported it on their rogue website. Somehow CPA Bruck forgot to take photos, or report on his website, that his vehicles were parked illegally_ because vehicle was not parked illegally for even 1 day-for 60 days in a visitor space on the street, and he refused to move the cars.
As several residents have asked me “do these people work”?
Residents wish the board of managers would all get a hobby so they would stop ruining Estates ll and stop spending the condo into oblivion.

One of the residents Saccullo smeared sells real estates for a living unlike Saccullo who is retired.

It’s not nice, even if you are a Gestapo agent. If you have an issue, you can contact our excellent property manager and usually get a timely resolution.
The property manager is only as excellent as the board allows her to be. Property manager is diminished by Saccullo when he turns her into a resident's babysitter as she meets them in Bellmore to police the information Saccullo allows residents to see.
Ask a difficult question and there will never be a response. The board does not allow Daniella to answer questions about bylaws, legal fees, vendor contracts and financial questions, just to rattle off a few. Take a ride to Bellmore to look at Condo records and you will see for yourselves how forth coming Rick Saccullo allows Daniella to be with resident information. Saccullo has placed Estates ll information on lock down.
The board continues to work tirelessly to improve our community. Constructive criticism is always welcomed. Lies and distortions are not!
Saccullo lies and smears residents to suit his agenda. Dennis who is on the board and is the Deputy Mayor of North Hills told Rick Saccullo that Ken Deutsch did not call the building inspector to complain about the club house superficial change. This means Ken Deutsch was not the reason the building inspector showed up to inspect the clubhouse which resulted in a delay. Saccullo sent an email blaming Deutsch for the club house delay when he already knew Deutsch had nothing to do with it. Saccullo doesn't care. He likes to hurt residents who criticize the board.
